Director & Co-Founder
Daniel Budden is an Olympic hopeful campaigning towards Paris 2024 as part of the British Sailing Team. Alongside his Sailing and Property, Dan also enjoys Hockey, Cycling, Surfing and pretty much any outdoor sports! Dan graduated from the University of Exeter in 2019 with a first-class degree in Economics & Finance and says they were some of the best years of his life!
Sally Budden
Director & Co-Founder
Sally Budden (Mother of Sophie and Daniel) is an avid gardener and the queen of interior design and organisation when it comes to setting up a new 53 Degrees Property Serviced Accommodation units or planning a refurb. If you’re wondering how 53 Degrees Property Serviced apartments and houses look so good, this amazing lady is why! Previously Sally worked as a midwife at the NHS.
Andrew Budden
Accountant & BRR Specialist
Andrew Budden (Father of Sophie and Daniel) is a certified XERO specialist and a chartered accountant with over 25 years of experience in the accounting industry. Alongside Accounting, Andrew has built up his own 7-figure portfolio of Buy To Let properties and is now a seasoned pro when it comes to refurbs/developments. He loves getting hands-on at refurbs and managing new projects.
Sophie Budden
Director & BTL Specialist
Sophie Budden is a property specialist and previous estate agent who worked at Purple Bricks for the last 2-years gaining knowledge about all things property. She has previously worked in a Law firm post graduating from the University of Exeter with 2:1 in Law. Additionally, Sophie enjoys walking her dog “bear”, meeting up with friends and interior design.

In late 2019, 53 Degrees Property was born from a simple observation. Founder Daniel Budden, fresh from graduating with a First-Class Honours degree in Economics & Finance from the University of Exeter, noticed something missing in the Chester and Crewe accommodation market. Alongside his mother Sally, who brought valuable experience in property refurbishments and development, they identified a significant gap: high-quality serviced accommodation at reasonable prices was virtually non-existent in these areas.
While nearby cities like Manchester, Liverpool, and Birmingham offered excellent serviced apartments and holiday lets, Chester and Crewe lacked comparable options for both business travellers and holidaymakers. This stark contrast inspired Dan and Sally to create something better – comfortable, stylish spaces where guests wouldn’t have to compromise on quality or value.
Starting with just £5,000 in savings and a clear vision, they launched their first property in Chester. The response was immediate and overwhelmingly positive.
What began as a mother-son partnership expanded 18 months later when Dan’s sister joined the team, truly making 53 Degrees Property a family affair. This collaborative approach has been fundamental to our success, bringing diverse skills and perspectives together under a shared commitment to excellence.
From our modest beginnings, we’ve grown substantially. Today, we manage over 100 properties across the UK, have hosted more than 50,000 nights, processed over 8,500 bookings, and generated £6.5+ million in total revenue since our launch. Each year has marked significant expansion:
- 2020: Our first 7 properties established in Chester and Crewe
- 2021: Doubled our portfolio to 14 properties
- 2022: Reached 21 properties across Cheshire
- 2023: Expanded to 40 properties and new locations
- 2024: Surpassed 100 properties nationwide
As we’ve grown, we’ve expanded our services to meet the broader needs of the short-term letting industry. We now operate:
